| An experienced Estate
Manager/Housing Officer, with transferable skills, having worked in
Local Government and Housing Association for 23 years. Having been
responsible for the Tenancy Management, of patches of some 500 units.
This has been both on Council Estates and/or Street properties. I
carried out weekly and monthly, Estate Inspection’s with the
Caretaker, Representatives of the Tenants Association and Project
Officer. Checking standards and targets have been met. Highlighting
and noting any improvements, that can be made and reporting any external
works required, also any health and safety issues.
Ensuring Terms and Conditions of Tenancy are enforced, by following up complaints from Tenants and or Leaseholders. This could be in relation to any noise nuisance, anti-social behaviour, and racial, sexual or domestic matters. Liaising with Internal departments and External Agencies, such as Social Services, Mental Health Units, Race Relations and the Police. Arranging joint interviews and home visits, as necessary.
Processing Void properties, within set targets in liaison with Building Works. To ensure prompt turn round of stock and to maximise rental income. Carry out accompanied viewing and signing up of new tenants, explaining Tenancy Conditions and obligations.Involved in processing Mutual Exchanges, Transfer requests, plus Right to Buy, carrying out Occupancy checks. Taking action to remove squatters and unauthorised occupants, via means of an affidavit and subsequent Court Action/Termination of Tenancy, obtaining vacant possession.
Monitoring rent accounts and responsible for arrears recovery, ensuring that procedures are followed. This would be from initial arrears letters, interviews in the office, or home visits, to obtaining a formal agreement to clear. If this agreement is broken, I would serve a NSP/NTQ, followed by preparing papers for court action. Attending Court and DIY presentation to obtain an order, either suspended or full. To attend the eviction, if authorised, with the Bailiff and Building Works to secure the property. Liaising with Housing Benefits to ensure rebate assessment and arrange DSS/Direct payments were appropriate.
Reporting repairs to Building Works and Contractors, liaising with Surveyors to chase up ensuring works are completed within time scales agreed. Contacting pest control unit, Environmental Health regarding any reports of infestation. Process any insurance claims via the legal department. Having input the Project Officer, identifying and or requests from tenants / leaseholders to be included in any future cyclical maintenance programme.
Identifying any improvements, in relation to security on Estates , for example
Upgrading of Estate lighting, installation of intercom systems.
I understand the need for affordable Housing, I am use to dealing with the Public, Internal departments and External agencies on a daily basis .I enjoy working as part of a team, but can also work on my own initiative. Used to using I.T. skills to assist in carrying out my duties, as well as manual file notes and records.
In all these areas of work, I worked in a Multi –Racial Environment and enforced policy for equal treatment for Tenants, Leaseholders and the General Public.
